At Four Points, our approach to the process ("Our System") is what allows us to skillfully manage multiple projects simultaneously, providing the same level of communication and diligence across all projects. Our team of professionals bring over 30 years of combined experience, so we can effectively pre-anticipate and educate our clients early in the process. Our expertise coupled with Our System ensures that your project is researched, approved, built, and opened for business in an efficient and systematic manner.

Needs Assessment
From the initial meeting, Four Points is completely involved in your project. Whether it's helping you determine the full scope of your project or providing expert knowledge on the real estate development and construction process, we are committed to understanding your needs. In addition, we believe in bringing the right professionals/partners to the table in the beginning. This allows us to analyze your project from all perspectives resulting in a thorough assessment.
The benefit in this step is that it allows us to accurately assess how we can help you achieve your desired results. Our goal during this phase is to demonstrate our ability to assist you with your project and establish a level of customer service you will be able to count on throughout your entire project.
Real Estate
Recognizing how critical the right site is to any business, our experience and national reach will ensure that you receive thoughtful advice, diligent research, and recommendations to support your current and future business goals. Our System can be customized to support a wide range of real estate services for your project to include land acquisition and contract negotiation, to name a few. Furthermore, our extensive site research process will provide you with the right tools and information to make an educated decision about the future location of your business.
During this phase we also work with you and other shareholders to determine viable financing options to coincide with how you plan to take ownership at the end of the project.
Development
Easily considered the most complex phase of the process, our accumulated knowledge, skills, and project management tools keep your project on schedule. One wrong calculation or missed approval could significantly impact your project's timeline and/or budget. We minimize these types of occurrences, giving you peace of mind and confidence.
Our System takes into account the findings of our up-front research and plots activities associated with due diligence, plans design, and building permit approvals into the project timeline.
From that point your project team can plan and accurately anticipate the time, costs, and resources necessary to get your project approved and ready for construction. Our ability to foster local relationships and collaborate with municipalities, consultants, and vendors allows us to closely monitor productivity and minimize delays.
During this phase you can expect regularly scheduled updates from your project manager to make sure there are no gaps in communication.
Construction
One of our major strengths is our ability to ensure a seamless transition between development and construction. Regardless of the general contractor you choose to manage the construction phase, we work closely with them to facilitate consistent collaboration. Through the many projects we have completed with our sister company, Construction One, Inc., we have found that early collaboration is necessary to build a high quality project.
During this phase we work closely with the general contractor (GC) who actively manages all on-site work, vendors, and suppliers keeping your project on schedule and within budget. While the GC oversees construction, your Four Points project manager will maintain an ongoing dialogue with you on the status of your project. Near the end of construction, we coordinate a detailed walk-through with you to identify and resolve any loose ends before occupancy.
Management
After occupancy, Four Points continues to be a resource for its clients and tenants by providing a variety of management services to meet the needs of the owner, tenant, and facility. Our commitment to exceptional customer service is demonstrated through our positive relationships and open communication with tenants.
Through our single-point-of-contact approach we work closely with you to see to it that any warranty issues during the first year of occupancy is resolved quickly. It is our goal to make sure your facility continues to run smoothly with little disruption to your day to day operations. Furthermore, we ensure that all parties are in compliance with the terms of the leasing agreement, which is signed during the development phase.
